Moving into your new student home? Here’s your ultimate checklist to stay safe, protect your deposit, and avoid surprise bills. Following these practical steps will make sure your accommodation is habitable, secure, and ready for the year ahead.

Condition, Safety & Deposit

âś… Check Inventory:  

Your landlord will provide a list of everything in the property. Make sure this list is accurate and that all items are safe and in working order. If anything isn’t, report it immediately - faulty or unsafe items should be replaced.

 

âś… Repairs:  

If you agreed on any repairs before moving in, check that these have been completed. If you notice new issues, report them straight away. You have the right to live in a safe and habitable property. Watch out for:

  • Damp in the walls and ceilings 
  • No hut/running water 
  • Faulty cooking/electrical equipment 
  • Damage to doors and windows 

 

âś… Pre-Existing Damage:  

Any existing damage should be documented before you move in. Take photos of even minor issues, like marks on the walls, to protect yourself from future claims on your deposit.

 

âś… Safety Check:  

Test smoke and carbon monoxide detectors immediately. Your safety is essential, so report any faulty equipment and request replacements.

 

âś… Deposit Protection:  

Your landlord must notify you within 30 days that your deposit is protected. If you haven’t received this confirmation, contact your landlord or letting agent right away.

 

Bills & Utilities

âś… Gas & Electricity:  

You should know your supplier and have access to safety certificates. Take meter readings on move-in day and share them with your supplier. This ensures accurate billing and protects you from overcharges.

 

âś… TV License:  

Some student properties include a TV license in the rent. Double-check with your landlord to avoid unexpected bills.

 

âś… Council Tax:  

Full-time students are usually exempt from Council Tax. If you’re in private rented accommodation, notify your local council to avoid unexpected charges via the Liverpool City Council website.

Anyone in the property who isn’t a student must pay Council Tax and arrange a suitable payment plan.

 

Support & Advice

âś… Liverpool Student Homes:  

Check if your property is accredited with Liverpool Student Homes (LSH). Accreditation offers assurance, confidential support, and a formal complaints procedure if your housing doesn’t meet standards.

 

âś… Citizens Advice:  

Citizens Advice provides free, impartial advice for private renters. If you need help or have questions about your tenancy, they’re a great resource.
